Services
MacDonnell Appraisals LLC provides residential real estate appraisal services across Northwest Missouri and Northeast Kansas. All appraisal services are performed in accordance with the Uniform Standards of Professional Appraisal Practice (USPAP) and applicable state and federal regulations.
Engagement and Scope
Appraisal services are provided pursuant to a written engagement agreement or accepted scope of work. The appraisal report is prepared for the specific intended use and intended users identified in the engagement. Reliance on the appraisal report by parties other than the intended users is not authorized and is done at their own risk.
Payment
Fees for appraisal services are agreed upon prior to the commencement of work. Payment is due upon delivery of the completed appraisal report unless otherwise specified in the engagement agreement. Failure to pay may result in the report being withheld pending receipt of payment.
Text Message Communications
MacDonnell Appraisals offers an optional text message program providing updates about your appraisal order, including inspection scheduling confirmations, status updates, and review requests.
Enrollment: You will only receive text messages if you opt in by checking the SMS consent box on our website contact form or by agreeing to the Text Message Consent section of our engagement letter. Consent is not a condition of purchase or service.
Message frequency varies, typically a few messages per appraisal order. Message and data rates may apply.
Opt out: Reply STOP to any message to cancel at any time. You will receive one final confirmation message and no further texts.

Confidentiality
Appraisal reports and related work product are confidential and are prepared solely for the use of the identified client and intended users. MacDonnell Appraisals will not disclose the contents of an appraisal report to unauthorized parties except as required by law or applicable professional standards.
Limitations of Liability
MacDonnell Appraisals LLC provides professional appraisal opinions based on data available at the time of the appraisal. Our liability in connection with any appraisal assignment is limited to the fee paid for that assignment. We are not liable for decisions made in reliance on our appraisal opinions, market changes occurring after the effective date of the appraisal, or losses arising from uses of the appraisal beyond its intended purpose.
Intellectual Property
All appraisal reports, forms, and written work product produced by MacDonnell Appraisals LLC are the intellectual property of MacDonnell Appraisals LLC. Reports may not be reproduced, distributed, or altered without written consent.

The content on our website is provided for informational purposes only. We make no representations or warranties about the accuracy or completeness of website content. We reserve the right to modify or discontinue any portion of our website at any time without notice.
Governing Law
These Terms of Service are governed by the laws of the State of Missouri. Any disputes arising under these terms shall be resolved in the courts of Platte County, Missouri.
