Most common questions we’re asked.

A real estate appraiser is a trained, licensed professional who determines the fair market value
of a property. They do this by researching the local market, physically inspecting the home, and
comparing it to similar properties that have recently sold in the area. The result is a detailed
written report — called an appraisal — that provides an objective, unbiased opinion of what a
property is worth on the open market.

Appraisers are independent third parties, meaning they have no financial stake in the outcome
of the value. Their job is simply to provide an accurate, well-supported opinion of value based
on data, market trends, and professional judgment.

The appraiser is forming an opinion based on what they observe, so presenting the home in its
best light — while being honest about its condition — is always in your best interest.

Here are some practical steps to take before the appraiser arrives:

● Complete minor repairs: fix leaky faucets, patch holes in walls, replace burned-out
bulbs

● Clean and declutter: a tidy home is easier to inspect and photographs better for the
report

● Improve curb appeal: mow the lawn, trim hedges, and clear the entryway

● Compile a list of improvements: gather permits, land surveys, receipts, or records of
any upgrades you’ve made

● Ensure access: make sure the appraiser can access all rooms, the attic, basement, and
garage

● Note any unique features: if your home has something special that might not be
immediately obvious, it’s appropriate to mention it

You don’t need to stage the home like it’s for sale, but a well-maintained, accessible, and
organized home signals pride of ownership — and that matters.

When you are actively going through the financing process with a lender, the short answer is no
— the lender is required to select the appraiser independently. This is a federal requirement
designed to protect appraiser independence and ensure there is no outside influence on the
opinion of value.

Outside of the loan process, however, hiring an independent appraiser is not only possible — it
can be a smart strategic move. If you are considering a refinance but haven’t yet applied, a
private appraisal gives you a clear picture of where your home’s value likely stands before you
commit. It can help you determine whether the timing is right, flag issues worth addressing
beforehand, and give you confidence going into the process.

During the walkthrough, the appraiser will conduct a thorough visual inspection of the interior
and exterior of the home. They are documenting the property’s overall condition, size, layout,
features, and any improvements or deficiencies that could affect value.

Here’s what the appraiser is typically noting during the visit:

● Size and layout: square footage, number of bedrooms and bathrooms, room
functionality
● Condition: overall maintenance, any visible damage or deferred repairs
● Features and finishes: flooring, countertops, cabinetry, fixtures, and upgrades
● Systems: heating, cooling, plumbing, and electrical in observable condition
● Exterior: roof condition, siding, windows, garage, and lot characteristics

The appraiser is not a home inspector and will not test systems or probe for hidden defects.
They are forming a professional opinion based on what is visible and observable at the time of
the inspection.
