In general, real estate appraisal is a long-term career path, and the requirements to become a licensed appraiser have become increasingly stringent over time. Nowadays, real estate appraisal is widely recognized as a profession rather than merely a trade. Like any profession, we in the field of real estate appraisal adhere to a strict ethical code.

As appraisers, we have numerous responsibilities, with our primary allegiance lying with our clients. Typically, in residential practice, the lender commissions the appraisal, thereby becoming the appraiser’s client. Appraisers are bound by rules and regulations that mandate confidentiality regarding many aspects of their work for their clients. Access to an appraisal report is typically granted through the lender. Additionally, appraisers are obligated to maintain numerical accuracy according to the parameters of the assignment, continuously strive to attain and uphold a high level of competency and education, and conduct themselves in a professional manner. Upholding high ethical standards is ingrained in our daily operations at MacDonnell Appraisals.

    • MacDonnell Appraisals is certified and approved by the FHA to conduct appraisal reports for FHA-secured financial transactions in Missouri. We are well-versed in FHA’s guidelines and policies, ensuring compliance with their rules and procedures.
  • USPAP Licensed
    • The Uniform Standards of Professional Appraisal Practice (USPAP) establishes guidelines for conducting real estate appraisals and delineates the requirements for professional appraisers. It is overseen by the Appraisal Standards Board (ASB) of the Appraisal Foundation, a non-governmental organization mandated by Congress to enforce appraisal standards.

Meet The Team

Drew MacDonnell, SRA, MNAA, RAA, CLHA

Drew MacDonnell is the Owner and Chief Appraisal Officer at MacDonnell Appraisals, where he leads with a unique blend of industry expertise, client-focused service, and a deep commitment to quality. With a professional background in both real estate and hospitality, Drew brings a well-rounded understanding of market dynamics, property valuation, and client care to every assignment.

As a highly credentialed appraiser with the prestigious SRA designation from the Appraisal Institute, Drew specializes in complex residential properties, including luxury homes, rural acreage, historic homes, and multi-family (2–4 unit) properties. His appraisal expertise supports a wide range of client needs, from estate planning and divorce litigation to tax appeal narrative reports and investment property valuations. With a strong interest in preservation and architectural history, Drew has personally owned a 19th-century residence as well as a bed and breakfast—both of which date back to the pre-Civil War era—further deepening his knowledge in the valuation of historic properties.

In addition to his appraisal practice, Drew maintains an active real estate investing portfolio and is engaged in investor communities across the region. He is passionate about helping others build lasting wealth through real estate, while also encouraging well-rounded personal growth and health in all areas of life. Outside the office, Drew enjoys scuba diving, caring for his three dogs, and giving back to local causes with his wife Janelle, a research scientist at Children’s Mercy Hospital. His leadership ensures MacDonnell Appraisals delivers precise, reliable, and story-driven valuations with a strong commitment to service and integrity.

Brooke House

As Chief Operating Officer at MacDonnell Appraisals, Brooke House plays a vital role in leading the company’s day-to-day operations and driving strategic growth. With many years of experience in administrative and office management—particularly within the finance and property management sectors—Brooke brings a deep well of knowledge to support both internal operations and client service.

Since joining MacDonnell Appraisals, Brooke has helped guide the company through a period of substantial growth. Her strong leadership, adaptability, and process-driven mindset have been key in evolving the firm’s operations to meet the demands of a fast-paced and ever-changing real estate appraisal industry. She is deeply committed to the success of the team and to delivering seamless, high-quality experiences for every client.

Outside the office, Brooke enjoys exploring the Kansas City area with her two children. She is also an artist with a special interest in wood burning, where she expresses her creativity and attention to detail through unique, handcrafted works. Brooke continues to cultivate her passion for real estate and is especially dedicated to contributing to the ongoing success of the appraisal and real estate communities.

Sharon MacDonnell

Sharon MacDonnell brings over three decades of strategic marketing and business development experience to MacDonnell Appraisals, with a strong track record of delivering results for Global Fortune 500 brands in both B2B and B2C sectors. Known for her innovative, collaborative approach, Sharon leads with integrity and a sharp focus on customer experience, brand strategy, and financial efficiency. She holds a master’s degree in business and brings both academic insight and real-world execution to every project.

Her expertise spans customer research, competitive benchmarking, segmentation, digital marketing, product development, and M&A brand integration. In addition to her corporate leadership, Sharon is a long-time university faculty member, educating both traditional undergraduates and MBA students in marketing strategy, customer behavior, and communications.

Outside of her professional work, Sharon is deeply involved in her church and community, where she actively participates in local groups and outreach efforts. She is an avid international traveler and a passionate fused glass artist, teaching and mentoring younger generations in the art form. Sharon’s deep expertise and strategic insight bring undeniable value to our team—strengthening our mission to serve our community with professionalism, precision, and a commitment to excellence in every appraisal.

David Williams

As our Data Specialist, David Williams brings extensive residential real estate experience to MacDonnell Appraisals, offering a well-rounded perspective that bridges the worlds of sales, valuation, and client service. As a licensed Realtor with years of hands-on experience in both buyer and seller representation, David has developed a sharp understanding of neighborhood trends, property features, and the details that drive value in today’s housing market.

His background includes working with a wide range of clients, from first-time buyers navigating starter homes to seasoned investors analyzing rental portfolios. David is particularly skilled at highlighting property strengths, identifying potential challenges, and understanding how market dynamics impact valuation. This expertise allows him to bring real-time market knowledge and practical insight to the appraisal process, supporting clients with accurate, informed, and client-focused evaluations. 

Beyond his work in real estate, David is deeply engaged in professional networking and community leadership, helping connect people and opportunities in meaningful ways. He enjoys building strong relationships with clients and colleagues alike, always with the goal of making the real estate experience more transparent and approachable. When not working, David enjoys spending time with his wife, Amanda, and their family, traveling, and exploring Kansas City’s unique neighborhoods. His dedication to people, property, and community makes him a valuable addition to the MacDonnell Appraisals team. 

Audrey Gozon

Audrey Gozon is the Data and Efficiency Engineer at Macdonnell Appraisals. She brings over 12 years of industry experience, having provided expert support to a number of respected appraisal firms. This diverse background as a virtual assistant and appraisal report specialist has equipped her with unique insights into creating streamlined, effective workflows across different operational environments.

In her role with Macdonnell Appraisals, Audrey applies her expertise to optimize the entire appraisal lifecycle. She has been instrumental in enhancing the critical systems used for preparing reports both pre and post-inspection, a contribution that directly boosts accuracy and efficiency for the entire team. Outside of the office, she enjoys spending quality time with her family at the beach, embarking on road trips, and unwinding with friends over karaoke.

OUR APPRAISAL PROCESS

To verify the true condition of the property, it is incumbent upon us to conduct a comprehensive inspection initially. This entails physically examining various features such as the number of bedrooms and bathrooms, the property’s location, amenities, and so forth, to confirm their existence and assess their condition. Additionally, to ensure the accuracy of the stated size and to depict the layout of the property accurately, it is often necessary to create a floorplan sketch during the inspection. Crucially, the appraiser seeks out any discernible amenities or defects that could impact the house’s value.

Following the inspection, the appraiser employs two or three approaches to determine the property’s value: comparative sales analysis, cost approach, and in the case of rental properties, an income approach.

Appraisers possess extensive knowledge about the neighborhoods they operate in, intuitively grasping the significance of specific features to the local residents. Subsequently, they delve into recent transactions within the area, identifying properties that closely resemble the real estate under scrutiny. Through assigning a monetary value to various attributes like square footage, additional bathrooms, hardwood flooring, fireplaces, or scenic views, among others, appraisers adjust the comparable properties to better reflect the characteristics of the subject property.

It’s crucial to understand that while this figure serves as a robust indicator of the property’s worth, it may not necessarily align with the final sales price. Various mitigating factors, such as the seller’s motivation to sell, time constraints, or competitive bidding scenarios, can influence the ultimate price outcome, as can fluctuations in nearby property sales. Nevertheless, the appraised value commonly serves as a benchmark for lenders, ensuring they do not extend a loan exceeding the property’s market value. Ultimately, the goal is to provide clients with a fair and balanced property valuation, empowering them to make well-informed real estate decisions.
